This should be straightened out right away by cleaning the gutter, tightening the straps, and ensuring that it can funnel rain directly to the downspouts. It would also help to install a shield to protect it against debris which can lead to clogging.
The Doors and Windows
As functional and necessary as they are, doors and windows are among the biggest problems of HVAC systems. The gaps around them allow cold air to escape in the summer which forces the AC unit to work harder than it should, consuming more energy and raising the monthly bill. Spring is the chance to caulk them as the mild weather means that the gaps are around their average size and can dry well without sustaining damage. While you’re at it, check each window panel one by one. Do they still close shut? If not, then look into the weather stripping.
The Air Conditioning
Finally, inspect the unit itself for any potential issues. It will be more of a hassle if you have to deal with a faulty air conditioner during the peak of summer so fix things now while the weather is forgiving. Replace the filters and clear the drain holes for efficient operation. If the unit is turning off by itself, unable to provide an acceptable level of cooling, has a faulty thermostat, or has similar issues, have a technician look at it for repairs. If it is more than 10 years old, you might want to consider purchasing a new one for the improved technologies and better efficiency ratings.
